This song was released as a single by the real estate company Clineu Rocha in 1967. The B side contained commercial jingles for the company, which was a big deal in São Paulo real estate in the 60s and 70s, but went out of business in 1977. (It is worth remembering that Christmas is in the middle of the summer in Brazil.)
